Construction
& Project Management:
Held Properties, Inc. license number 707135, is a General Contractor
licensed in the State of California. Their specialty is construction
and project management of the base building and tenant improvements
of medical and commercial buildings. In addition to construction
of the shell and core, and tenant work on the buildings, Held Properties
performs project management and planning for the clients. As such,
they maintain a cadre of employees ranging from project managers
to construction crews consisting of laborers, carpenters and job
superintendents. Aside from their in-house crews, Held Properties
is able to outsource some of their needs through a large contingent
of sub-contractors. Over time, these sub-contractors have provided
Held Properties with only positive experiences and have been consistently
competitive in price. Because of this, Held Properties is able to
provide good-value, high-quality product, delivered on schedule.
Since
Held Properties is a development corporation, they usually do not
contract for a fee. Instead, they contract for an equity percentage
of the building. This has many advantages. First, it ensures that
the contractor has the same interests as the owner. Second, it is
a method of further lowering costs by reducing overall budget through
eliminating extra fees. This is usually done either by way of joint
venture, partnership or other innovative structure.
Heating
& Air Conditioning:
In
addition to being a general contractor, Held Properties, Inc. is
also a licensed heating and ventilating contractor. They maintain
a full staff of qualified technicians under the supervision of Mr.
Spencer Sterrett, Director of Engineering Services. This group has
the ability to fully overhaul, replace or install new complex heating
and air conditioning systems. Their service trucks are fully equipped
and the technicians respond to service calls within 3 hours, ready
to solve most any problem. Infrequently they are requested to replace
equipment over a weekend or after hours, so as not to disturb the
tenants. This is not a problem for the engineering staff. Another
challenge for the division is the constant maintenance and improvement
of the building systems. The crews are encouraged to learn new systems
and to be abreast of the latest techniques and upgrades to consistently
provide a comfortable temperature, with good air quality year round.
